After a longer break, the Swedish Forest Agency (Skogsstyrelsen) is once again publishing statistics on forest land prices. In 2024, the national average price per hectare amounted to 87,500 SEK. The price has increased with 1,100 SEK since 2023. This corresponds to an increase with just over 1 percent compared to 2023. The price per hectare for 2024 was highest in Götaland at 136,700 SEK and lowest in Norra Norrland at 40,200 SEK.
In 2024, the national average price per hectare amounted to 87,500 SEK. The price has increased with 1,100 SEK since 2023. This corresponds to an increase with just over 1 percent compared to 2023. However, compared with 2022, this represents a decrease, as the national average price that year reached its highest recorded level so far at 90,700 SEK per hectare.
Prices vary considerably across Sweden. The number of transactions on which the prices are based is highest in Götaland, while the average area per transaction is largest in Norra Norrland. In 2024, Norra Norrland recorded the lowest average price, at 40,200 SEK per hectare, whereas Götaland had the highest, at 136,700 SEK per hectare.
The average price per hectare has consistently been highest in Götaland and lowest in Norra Norrland throughout the entire period. Since the start of the time series in 1999, regional differences have widened, with prices in Götaland showing the greatest increase and those in Norra Norrland the smallest. In 2024, the average price per hectare was more than 100,000 SEK higher in Götaland and 30,000 SEK higher in Norra Norrland compared with 1999.
At the national level, properties with productive forest land are divided into five size classes based on the area of productive forest land on the properties sold. The number of hectares, the number of transactions, and the forest characteristics of the properties may vary between years and size classes. These variations may help explain the year-to-year changes. Since 1999, the average price per hectare has been highest for the smallest size class (1–5 hectares) and lowest for the largest (more than 100 hectares). In 2024, the national average price per hectare was 121,100 SEK for the 1–5 hectare class and 47,200 SEK for properties larger than 100 hectares.
After a longer break, the Swedish Forest Agency (Skogsstyrelsen) is once again publishing statistics on forest land prices. The statistics include time series dating back to 1999 and are based on information from the Property Price Register. The calculations are based on purchase price information from all ordinary transactions during the year (property type codes 110 and 120) for agricultural properties where the title registration has been approved and where the forest value accounts for more than 33 percent of the total assessed value.
The average price per hectare refers to the price attributable to productive forest land. This price has been calculated by multiplying the purchase price by the proportion of the assessed forestry value relative to the total assessed value of the property. The resulting amount has then been divided by the forest land area. For example, if the forest value accounts for 75 percent of the total assessed value, then 75 percent of the purchase price is assumed to refer to the forest land area.
